A FORMER pub and shipyard office in Dumbarton has landed on the local property market.

The Clipper on the High Street is being listed for a fixed price of £295,000 after it was closed down. 

Constructed in 1888, the building is the site of the former MacMillan shipyard offices.

In April 2019 the Reporter told how the pub was celebrating after being crowned the best in West Dunbartonshire by the National Pub and Bar Awards.

However, the business is closed and is currently "in a shell condition" in preparation for fit out or redevelopment.

The previous owners for the public house business operated out of the ground floor, with former office accommodation at the upper floor level being unused for many years. The listing does say that a new stair access would be required.

Drysdale and Company, the agents marketing the building, said: “The property presents an opportunity for redevelopment back into a licensed premises, or alternatively other commercial uses subject to suitable planning consent being granted.

"The upper floors were formerly utilised as office space with significant potential for redevelopment."

The building consists of a traditional stone structure over three storeys, with a modern single-storey conservatory extension to the side, and a further single storey brick extension at the back of the building.

Other features include a double height floor and exposed steel columns in the former ground floor bar area. A raised mezzanine seating area is situated to one side of the former bar area. 

The second and third floor are in a basic condition throughout, but the listing says they could be converted into office space, or potentially serviced apartment accommodation, after refurbishment.
